1-12-25 Letter to Homeowners on Portal Login – New Account Creation

Dear Whipple Creek Place Homeowners,

It has been brought to our attention that some homeowners are still having problems logging in to the IWM portal to create a new account. Remember you must first create an account to log in to. To create that account, click on the following link: https://portal.iwmhoa.com/create-account

To create that account you must have your unique Account # and Registration Key that were sent to you by US Mail in the packet with your 1/1/25 Assessment Account Statement that you should have received during the week of December 15, 2025. In that packet was a letter dated December 13, 2024, with those unique numbers and directions on creating your account. As you are aware, from an email sent to you on 12/17/2024, the IWM website page you were linked to, to create your account, would not allow you to create an account using your old email address due to a software issue. Another email was sent to you on 1/6/26 but the problem still persisted. The problem was resolved on 1/10/25 and you should have received another email on that date. However, the link in that email took you to the IWM website Log In page and not the account Sign Up page. Some owners figured out all they had to do was click on “Sign Up” at the bottom of that page and they were taken to the correct page. Others did not, thus the main reason for this email. Nevertheless, you now should be able to click on the link above and create an account within minutes. If you still have problems, email IWM at: nlambert@wmhoa.com

After creating your account, you should be able to Log In to your account with the following link: https://portal.iwmhoa.com/login. On this portal you can view your quarterly account statements, including your 1/1/1025 statement, and pay those assessments pursuant to the directions in the letter dated December 12, 2024, that was in the above-mentioned packet. A Remaining 2025 Assessment Payment Schedule is attached.

Please note, if you have recurring payments set up on the portal, you must update new scheduled payment amounts and ensure your payment method information is correct. if you have recurring payments set up through your bank’s Bill Pay, you must update those with your new account information for the Association’s bank, Alliance Association Bank, as well.

If you are paying your 1/1/2025 assessments by check, and have not already done so, please use the stub at the bottom of your 1/1/2025 account statement you received in December. When paying remaining 2025 Assessments listed below by check, please use the “deposit slip” at the end of this email/letter.

Finally, the Board is asking homeowners to please login into your accounts on the portal at https://portal.iwmhoa.com, go to your profile, and check the boxes to accept electronic General and Billing communication preferences. This will help to keep your assessments lower by saving thousands of dollars annually in mailing costs, if budgets, assessment statements, meeting notices, governing documents, etc. do not have to be mailed out. That burden could become exorbitant in a couple of years with a change in WA state statute if documents have to be mailed out.
