HOA Information
Welcome to Whipple Creek Place!
On behalf of your Homeowner’s Association we would like to welcome you to our community. In addition we would like to take this opportunity to provide you with information which is important to have as a property owner here at Whipple Creek Place.
Governing Documents
As part of your home closing, you should have received copies of the HOA’s governing documents from your realtor or closing agent. If you did not or have misplaced or simply need additional copies you will find them under the GOVERNING DOCUMENTS menu option.
Dues/Assessments
All property owners at Whipple Creek Place are required to pay homeowners’ dues. The assessments are currently $112.50 per quarter which are billed and collected by our property management company. Assessments are payable on the first day of each quarter (January, April, July, and Oct) and considered delinquent 30 days thereafter, and are assessed a late fee and will incur interest as provided in our governing documents.
No later than ten (10) days after Assessments for the upcoming calendar year are ratified by Owners at the Budget and Assessment Ratification Meeting, the Managing Agent shall provide to each Owner a statement showing the due dates of each quarterly assessment and the amount due with a copy of the ratified budget with assessments. No further invoice or statement shall be required, and it is the responsibility of each Owners to pay each quarterly assessment when due; provided, however, that the Board of Directors may, at their sole discretion, request the Managing Agent to send quarterly statements to Owners or email a reminder notice to Owners who have consented to receiving electronic transmission of statements and notices.
These assessments are used to retain a Managing Agent to manage the HOA and for maintenance of HOA Common Areas (community entrances’, walking trails, playground etc.), the wildlife/habitat/buffer areas and to help ensure the quality of life here at Whipple Creek Place.
Managing Agent
The Whipple Creek Place Master Association Board of Directors has retained Invest West Management (IWM) to manage the day to day business of the HOA. IWM brings many years of HOA management service with them to help make Whipple Creek Place a great place to live. IWM maintains a web portal page for the WCP HOA in which Homeowners can log in to view their account, pay their assessments, view Board Meeting Minutes, and more. CLICK HERE to login to your account on the IWM portal. If you have not created an account yet, please click on the IWM PORTAL tab on the top menu and follow the instructions to create an account.
Association Meetings
During the first week of December of each year the Association will hold a Budget Ratification Meeting in which Homeowners are asked to ratify the Association’s Annual Budget with Assessments for the forthcoming calendar year. Immediately following that meeting, the Association will hold it’s Annual Membership Meeting.
Board Meetings
The Board of Directors of the Association meet at least quarterly, more frequently if activities require attention. You can find the dates/locations of board meetings under the MEETINGS SCHEDULE tab. The HOA have meeting reminder A-frame signboards that directs you to this website which are placed at strategic locations within the community the day of meetings to encourage member attendance. We sincerely hope that you will take the time to attend a meeting and become active in your association. Don’t allow others to make decisions about your property. Become an active member and make a difference in your community.
Email Option for Statements and Notices
Homeowners are highly encouraged to adopt email as their preferred way to receive billing statements and general communications including meeting notices to save on mailing costs and to be more environmentally friendly by saving a tree. To consent to the email option, go to the top menu IWM Portal option and follow the directions. If you do not have internet service Click here to print a form, filled it out and mail or email to IWM.
Amenities
The property includes a small park with some children’s playground structures. There are paved walking paths throughout the community with park benches. There is also a wildlife habitat and wetland area north of 153rd street that the community is responsible for maintaining. While no one is allowed to enter this area, for the protection of wildlife and habitat, this area adds to the beauty of our environment. The area is under the direction of covenants running with the land established by the declarant and monitored by Clark County. Monitoring activities and recommendations to ensure compliance with county regulations and restrictions is contracted to an outside vendor.
The association currently has a contract in place for landscaping / maintenance services for common areas and walking paths through an outside vendor
Mail / Garbage
Locked mailboxes are located strategically throughout the community. The USPS delivery is normally received by 11 AM but on heavy mail days or with inclement weather it may be later.
Garbage pickup day is Thursday. Trucks are usually here by 9 AM. Receptacles should be placed curbside for pickup. You may do this the evening before, but remember our covenants require that these be stored out of sight except 12 hours before, on, and 12 hours after collection day! Please do not use Common Area trash receptacles to dispose of personal household garbage.
Neighborhood Watch – Inactive at this time
Neighborhood Watch is one of the oldest and most effective crime prevention programs in the country. The program is designed to increase the safety and sense of community in neighborhoods by organizing and involving individuals and families in a united crime prevention effort.
Good Neighbor
Having good neighbors also means being a good neighbor. Here are just a few thoughts the community values:
- The speed limit in WCP is 25 miles per hour. Resident pedestrians are always active on the roadways biking, jogging, and walking. Children are typically at play. Wildlife also share the community with us and are sometimes on the roads. Please be cautious.
- Stop signs mean STOP! No “California Rolls!”
- Don’t park on or block sidewalks, including with portable basketball hoops when not in use.
- If you see vandalism in progress – Report it call 9-1-1. If you have a cell phone with a camera then capture the perpetrators in action. Vandalism costs every resident, if we can identify the person(s) responsible then costs can be recovered.
